Hot-water extraction
Carpet cleaning.
Most carpets that look worn are not worn out. They are loaded with soil that has worked below the pile surface, where a vacuum cannot reach. Hot-water extraction flushes that out and pulls it back up, and a carpet often comes back several shades lighter than the owner expected. The trade-off is drying time, and how we manage it is most of the job.

What the job includes.
Pre-inspection and fibre check
Wool, nylon and olefin take different solutions and temperatures. We check before anything goes down.
Traffic lane and spot pre-treatment
Hallways and doorways get worked first and given dwell time. The rest is rinsing.
Hot-water extraction
Solution injected under pressure and immediately vacuumed back, taking the suspended soil with it.
Stairs, edges and under furniture
The places a rental machine cannot reach, done by hand tool.
Grooming and drying
Pile set in one direction and air movers used so the carpet is walkable in hours, not days.
Area rugs and runners
Cleaned in place or taken off-site where a rug needs full immersion.
How it runs.
-
We move what we safely can
Light furniture is moved and blocked; we will not shift pianos, aquariums or anything on a wall mount.
-
Test patch on anything uncertain
Old dyes and some wool blends can bleed. We test somewhere hidden before committing.
-
Walkable in 4–6 hours
Sock-footed traffic is fine once the pile is damp rather than wet. Full dry-out is usually overnight.
What changes the price.
Quotes are free and given in writing after we have seen the space. These are the things that actually move the number.
Area and stairs
Stairs are priced separately from open floor because they are hand-tool work, not wand work.
Fibre and soil level
Wool and heavily soiled traffic lanes need different solution, dwell time and passes.
Furniture handling
Rooms cleared before we arrive cost less than rooms where we move and block furniture.
Questions we get asked.
How much does carpet cleaning cost in Abbotsford?
The quote depends on carpet area, stairs, fibre type, soil and stains, and furniture handling. Share the rooms and condition, plus any photos, so the team can confirm the scope and price before booking.
Will old stains come out?
Soil comes out. A stain is different. It is dye that has bonded with the fibre, and pet urine, red drink dye and bleach marks may be permanent. We will tell you honestly before starting rather than after invoicing.
How long until I can walk on it?
Four to six hours for light traffic, overnight for furniture back in place. Airflow matters more than time, so we leave air movers running where it is slow.
How often should carpet be cleaned?
Every 12 to 18 months for a normal household, every 6 to 12 with pets, children or a home office. Most carpet warranties actually require professional cleaning at set intervals.
Do you clean upholstery at the same time?
Ask about combining carpet and upholstery cleaning in one visit. Confirm fabric compatibility, equipment requirements and the combined price before booking.
